Apartment Marketing Ideas? serious answers please!?
Question by manda1: Apartment Marketing Ideas? serious answers please!?
I am an apartment manager and recently started a new job. A big problem they are having is occupancy is very low. The property isn’t in the greatest area and not to mention it’s set back from the street a bit and not very noticeable. Because occupancy is low they don’t have much money to spend on marketing efforts. I’ve been trying outreach marketing but it hasn’t been a big success so far and I need fresh “outside the box” ideas and I’m stumped. I’m afraid if we can’t get people in the door then we’ll all lose our jobs because they will sell the place. Anyone have any serious helpful ideas?
PS.. they don’t like to run specials either ![]()
Thanks for the ideas! I have actually done many of those things. I’ve met with the local colleges and medical offices as well as other businesses. We flyer them on a regular basis but we just don’t see much return on them. The problem is the company doesn’t want to spend money to attract them. Also- we’re in a bad area but they are very strict on credit checks and prospects have to make 3x’s the rent to qualify. The rents are low and affordable though.

you need flyer’s to put in the windshields at churches and other apartment building that don’t offer the extras yours does and put them in every laundromat as well.
The problems with corporations and owners who are in solely as investors only, is they don’t really care, if they did they would not have bought in a “bad area” they bought low to sell higher and need you to fill the place so it is more attractive to potential buyers. You say they don’t want to spend money yet they seem to be holding your job over you. Don’t loose sleep over it but start getting your resume out to apartments located in a better area, soon.

place an add in craigslist and state
Apartment for Rent regardless of Credit, Bad Credit Ok.
You will be full in no time and then you can weed the good people from bad and give people with bad credit a chance.

Marketing is a business that can be very expensive. The trick is to be creative and not spend money. There are some good advice by some other posters such as craigslist.
The easiest way to advertising/marketing on the cheap is find local websites that the local population frequent mostly. I know my city has it’s own website similar to craigslist. Think of some clever wording, draw people in, take pictures, and develop a plan. I would stay away from littering on other people’s property(vehicles) and look at local restaurants/gas stations and community boards for free places that you can post a poster/advertisement.
A nice sign that’s by the road with prices and pictures could do wonders.
Good luck.

It often depends on the type of market you wish to attract, and the prices you offer. Judging from the description of the property and location, it doesn’t seem like rent will be very high. Perhaps try advertising to prospective tenants looking for cheap and affordable accommodation, such as students, or recent graduates. You could maybe try posting up advertisements on noticeboards near or at university campuses (get the university’s approval first).
If not, you could also perhaps consult with the local council. I’m sure they would be willing to help. Social welfare services, who cater for low income earners may be able to point you in the direction of prospective tenants.
That’s all I can really think of right now. Sorry I couldn’t be of much help. Good luck though.
BTW: Wooost (user above) raises many good points.
